What is a fully packaged deal?

A fully packaged deal is offered to our investors and we manage the entire sales process from start to completion:-

  • Discount already negotiated with the vendor
  • Photographs and condition report provided to investors
  • Further information regarding sale and existing tenants
  • Property sometimes provided with tenants
  • Most properties can be ready to let on completion
  • Full property management
  • Best mortgage deals (some exclusive to our broker)
  • We deal with all solicitor issues
  • We aim to complete deals in 6-8 weeks
What type of property do you source?

If it’s in the U.K and not off plan then we’ll have it, usually the best properties for rental yields and buy to let mortgages is the standard 2 or 3 bedroom terraced/semi-detached house valued between £50,000-£150,000, with an average price of around £90,000 open market value. We do not restrict ourselves to this though we will consider anything if the deal is right for the investor, all properties need to have a good rental yield and a decent discount off the TRUE open market value.

Where do you source properties?

We source properties direct from homeowners, sometimes distressed properties or just people struggling to sell, we source properties all over the U.K and try to aim for the most attractive rental area’s for investors normally near major cities, but as long as they have attractive discounts and rental yields we will always look anywhere in the U.K, all our properties are exclusively available through us and are off market to anybody else.

How much to buy a property from Professional Property Searches?

We normally charge a sourcing fee of £5,995 (however, this fee may be less depending on the deal) but this includes all fee’s, mortgage broker, valuation fee’s, solicitor fee’s and any other related purchase costs, ordinarily to pay these fee’s separately would cost in the region of £3,000 if you bought through an estate agent, so for just £2,500 more you can purchase an investment property.

A good example of this is a £100,000 property, you could buy it from us for around £77,000, that’s a genuine discount of 23% with £23,000 worth of instant equity would cost you £5,500 all fee’s paid, the same property through an estate agent would cost £100,000 to purchase then an additional £3,000 for fee’s with no instant equity.

You may have to pay stamp duty separately depending on the purchase price of the property!!

How do I pay the reservation fee?

We accept payment by BACS or cheque made payable to Professional Property Searches Ltd.

What if I’m a cash buyer?

We welcome cash buyers as they can complete a lot quicker than investors needing mortgages, obviously there is no need for mortgage brokers in this instance & this will be reflected in the lower reservation fee.

How do you make sure of accurate valuations?

Our valuations pass through a team of researchers who then pass on their research to a fully experienced valuer who has the final say on the value of the property, we don’t see the point in over-egging the valuations and sitting with our fingers crossed hoping that a surveyor has an off day and it slips through the net because 99% of the time they will just come back down valued, creating problems for both investors and us later down the line, no properties are ever released to investors without thorough scrutiny, a visit to the property & being passed through the levels of our team who have over 40 years experience in the property market.

Are these deals just for property investors?

Absolutely not, we have helped out many first time and next time buyers to get on or back on the property ladder, with instant equity included it’s far easier, cheaper and makes more sense to buy through us rather than the more conventional routes, we will handle all the mortgage broker, solicitors and property queries rather than you having to do it as a complete novice to property.

Do you offer sale and rent back fully packaged deals?

Since July 2009 the FSA regulated the sale and rent back market, we can introduce to companies who are regulated to carry out this activity but we ourselves are not.

Can I view properties?

Yes, absolutely, you can visit properties either before or throughout the sale process, we try to provide as much possible information within our fully packaged deal brochures for investors who are not able to attend viewings on properties.

Can I use my own solicitor or mortgage broker?

No, our specialist panels of solicitors and mortgage brokers have worked with us for years and understand our business structure and procedures, this ensures speedy completions and problems solved before they occur, from the minute you take a deal the solicitor gets to work on the conveyancing, whereas in a traditional sale the solicitor wont start any conveyancing until they receive a copy of the mortgage offer.

Are there any conditions?

We insist on you using our mortgage brokers and solicitors as per our terms and conditions and would recommend that you familiarise yourself with our terms and conditions.

What other services do you offer?

Full property management and lettings service, maintenance, refurbishment and decorating work, we also have in house mortgage brokers.

Can I track my deals on your website?

We prefer the more personal touch and one of our advisors will keep you informed at every step of the process, but they are easily contactable at any stage of the process to answer any queries you may have.

So why should I use you rather than other companies?

That is a question that you will be able to answer yourself after you have completed on your first purchase.
